Buyer Broker
April 23, 2009
The reason why many experts suggest that if one is planning to buy a real estate property, he should do so by contracting a buyer broker is, it can give him more benefits. By opting to deal with a buyer broker, a real estate buyer will be able to work with someone that does real estate transactions on a daily basis. A buyer broker, in other words, is an expert — a person that has far more experience, resources and knowledge on the business of real estate and can thus, make the flow of all the necessary transactions faster and even hand one a better deal.
What a buyer broker does is negotiate price and terms on behalf of the buyer. More or less, he will be able to maneuver the transaction in the best condition possible using his experience and skills. He is also the one that prepares the standard real estate purchase contract on behalf of the buyer.
And of course, because buyer brokerage is a “sensitive business”, a real estate buyer broker also owes his buyer client two important duties. First is loyalty. A buyer broker acts and does things in the buyer’s best interest, anyway. A buyer broker also owes confidentiality to his buyer client. He must not disclose facts that could influence the buyer’s ability to negotiate the best real estate terms. Disclosure of any important information will be done only upon the buyer client’s approval or request.
