Property Broker
Unlike buyer brokers, what property brokers represent are people selling residential properties. In other words, a property broker sells a certain property on behalf of the official owner of that property.
There are a lot of things a buyer broker does for his seller client. The first one is, obviously, putting the property for sale for public notice. To do this, the property is usually listed on a Multiple Listing Service and other similar means. He also prepares the papers that describe the property for advertising, in the forms of pamphlets and brochures. But of course, the seller is the one who carries the expenses. It is his job as well to organize an open house event to show the full features of the property. He will also be the contact person to answer any “purchasing” questions about the property and to schedule showing appointments for the property.
Once interested buyers appear, it is the responsibility of the property broker to pre-screen each of them so that it is sure that they are financially qualified to buy the property. He will also negotiate the pricing (of course, the negotiating aims to give the best possible interest to the seller). The act also involves preparing a standard real estate purchase contract.
